Island Vibes Plans Restaurant Building on South Linden Lot
Council takes up the sale of a vacant Land Bank parcel on 17th Avenue for a mixed-use building with a street-level restaurant. Status: Announced.

Island Vibes Restaurant LLC wants to put up a mixed-use building with a street-level restaurant on a vacant city-held lot in South Linden, and Columbus City Council takes up the land sale on Monday, October 26. Ordinance 2719-2026, on the consent agenda after its first reading October 19, lets the Department of Development deed 1205 17th Ave. out of the Land Bank to the company, which the ordinance says will occupy the restaurant space itself.
An August 7 approval letter attached to the ordinance fills in the deal. It runs through the Moderately Priced Housing Initiative and pairs the 17th Avenue parcel with a neighboring Cleveland Avenue lot, to be combined into one site. The Land Bank put the fair market value of the two parcels at $60,114, with a 50 percent incentive reduction to $30,057 if the program terms are met.
Conditions in the letter include a review by the South Linden Area Commission, a site compliance plan with Building and Zoning Services, any needed zoning changes finished before the transfer, approved drawings, a building permit, a final construction budget and a loan commitment. A certificate of occupancy is also required.
The company has been registered with the Ohio Secretary of State since 2009. Neither city document gives a building size, how many apartments the upper floors would hold, a menu or a timeline, and we did not find an owner website or post about the project, so this page will be updated when one appears.
For South Linden, the change would turn an empty parcel near Cleveland Avenue into a building with a kitchen and dining room at street level. Nearby restaurants and services are on the North Side page, more planned restaurants are in Openings, and the rest of Monday's agenda is tracked in the City feed.
